Booking Contract - Terms & Conditions

Booking Policy

We operate a minimum one week (Sat - Sat) stay during June, July, August, September and a minimum 4 night stay throughout the rest of the year. Further details can be found on our availability page.

Deposit

A booking deposit of 25% (in Euro) of the holiday cost is required to confirm a reservation. All reservations made through our online booking system are provisional until confirmed by the owners. Provisional bookings are held for a maximum of 7 days. All payments must be made in Euros.

Final Payment

The full balance of the total holiday cost (balance & security deposit) is payable not later than 8 weeks before the holiday begins. If the full balance is not paid on time we reserve the right to cancel the holiday, in which case, the deposit will be forfeited.

Security Deposit

As the property is fully equipped and furnished to a high standard, a security deposit of €250 is required in case of any breakages or damage. This will be added to the balance payment 8 weeks before your holiday commences. If there are no breakages or damage, the security deposit will be refunded in full within 14 days after your holiday is completed.

Payments

Payment of your deposit and balance can be made by personal cheque or PayPal. We will acknowledge your payment by email.

Cancellation Policy

If you have to cancel your holiday for whatever reason, we will do our best to re-let the cancelled booking and refund your rental in full less an administration fee of €50. If however we do not succeed we reserve the right to make the following cancellation charges:

42 to 22 days - 50% of the total rental

Less than 21 days - 100% of the rental

A minimum cancellation charge of €50 applies

Change of Booking

There will be a fee of €30.00 for any transferred booking and bookings may not be transferred within 8 weeks prior to the holiday. A transferred booking is from one date to another. If the transfer also involves reducing the length of the holiday (e.g. from two weeks to one week) if will be regarded as a cancellation and will fall under our Holiday Cancellation Conditions.

Joint Bookings

Where two or more parties join forces to book the cottage, the booking should be made in one name only. That person (the guest) is to be responsible for all payments and any damage.

Services

All charges for gas, electricity and water services are included in the holiday price.

Guest Property

We cannot be held responsible for loss or damage to any belongings or for injury sustained by any of our guests during their stay at the cottage.

Right of Entry

We and our agents reserve the right to enter the cottage at any reasonable time for reasonable cause.

Check-in/out Times

Guests may check-in between 4pm and 6pm. If you will be arriving after 6pm, please let us know. All guests must vacate the property by 10am on the day of departure.

Occupancy

The maximum occupancy for the property is 8 people.

Holiday Insurance

We recommend you take out holiday insurance to cover the duration of your stay.

Smoking Policy

Smoking is not allowed anywhere within the property. Failure to observe this policy will result in an additional charge of €100 for cleaning carpets, curtains and upholstery.

Pets

We regret we cannot accept bookings that include pets, without exceptions.
